Why use a board?
When selling, you want to market your property to as many buyers as possible. A board is a powerful marketing tool that should not be ignored, especially when selling privately.

Many buyers will drive or walk around an area they are interested in. A board outside your property will attract the interest of buyers, often leading onto enquiries and viewings. The board will tell a buyer how they can contact the seller.

Flats
Generally, boards are allowed to be erected within the grounds of the flat. It is however worth checking the terms of your lease to ensure that you do not inadvertently breach any terms.

An alternative is to put a smaller board in a window that can be seen by potential buyers.

Under offer?
When you accept an offer for your home, the 'For Sale' text on the board should be replaced. The text can be replaced with 'Under offer', or more usually 'sold stc'. The 'stc' is important and means subject to contract. This tells other potential buyers that you have accepted an offer and your home is currently off the market. However, until contracts have been exchanged it is worth keeping the board erected in case the sale falls through.
