Introduction
First impressions count - the photographs that are posted with the property listing have a massive impact on potential buyers. Most buyers will make an instant decision, based on a photograph, as to whether or not they take any further interest in a property. It is therefore absolutely vital that every photograph presents the property, inside and out, as favourably as possible.
General
- Take plenty of photos and then sort out the best ones. Don't settle for the first photo taken.
- Always take photos with the flash on. This will ensure the photos have plenty of light and come out crisp and bright.
- Don't have any family, friends or pets in the photos.
Outside
- If possible, take outside photographs on a sunny day. A beautiful blue-sky background always looks more inviting than a photo taken on a dull overcast day.
- tidy up outside.
- move cars from the driveway, unless it's a super car that gives aspiration value;
- hide the wheelie bin;
- cut the grass;
- throw out dead plants and hanging baskets;
- put empty plant pots, hoses, etc in the shed;
- clean and set out the patio furniture.
Inside
- De-clutter, de-clutter, de-clutter.
- hide personal items and mementoes such as family photographs;
- generate an impression of space by taking photos at different angles;
- make photos as light as possible. Open the curtains and use the flash.
