Safety
The first and most important point to remember is the safety of both yourself and your possessions.

When potential Tenants arrange a viewing you should ask for their telephone number (preferably not a mobile), and make a point of phoning the number to ensure it is genuine.

Always try to conduct a viewing with a friend or family member present. When a potential Tenant arrives it would be prudent to ask for some ID before letting them in, they will understand and should not take offence.

General
Be polite and courteous to potential Tenants, it will always make things easier if you can strike up a good relationship with your Tenant.

It is worth having local information available, in particular council tax, ground rent, service charges, especially if the Tenant will be responsible for meeting these costs.

Questions for the Tenant
Who will be living in the property?
Enables you, the Landlord, to ascertain how many people will be living in the property. This may well be detailed in the contract/agreement.

When do you hope to move?
This may let you know the timescale that the Tenant is working to.

How long do you wish to rent for?
This will give you an idea as to how long it will be before you have to go through this process again.

What is your profession?
You may only want to let your property to a professional person for insurance purposes.

Do you know this area?
If the Tenant does not, you will be able to point out the positive aspects of living there.

Questions from the Tenant
Will you take DSS/Student Tenants?
Some Landlords do not like to take on DSS or student Tenants.

Has anyone else viewed the property?
The Tenant may by trying to ascertain the demand on the property to determine how quickly they may need to make a decision.

Is there a minimum length of the contract?
This gives the Tenant an idea of how long they will be able to plan for. The minimum time for a Tenancy agreement is 6 months.

Is the property furnished and if so what will be included?
Gives the Tenant an idea of any additional costs for furnishings that they may need to budget for.

Is there a minimum deposit required?
Again, gives the Tenant an idea of for budgeting. This is normally one months rent and is returnable pending the inspection at the end of your agreement

Final points
Invite them to come again and, if they seem serious, offer them your phone number so that any further questions can be answered.
