Preparing for viewings
Introduction
No one would rent a property without viewing it first, although it can happen. Therefore, the Landlord must prepare their property well for viewings by potential Tenants. Having a property viewing is the first BIG step towards letting your property. It is extremely important for the property to be looking it's best in time for the viewings.

First Impressions
First impressions do count, especially on the first viewing. The first thing the potential Tenant sees, usually the front of the property, should always be kept presentable. Ensure pathways and hallways are free from obstruction, whether it is leaves, weeds, bicycles or junk mail. Make the property inviting!

Decoration
Touching up chipped paint and peeling wallpaper is well worth the time and effort. A complete re-decoration may be unnecessary and can be very expensive. Apply some thought to decoration but above all the property should be clean and tidy. Grotty decoration will not convince somebody to rent your property and fresh clean decoration can maximise the potential rental income.

General
When the potential Tenant enters each room for the first time, the impression that they get must be consistently good and it takes careful preparation to achieve this. One of the most positive impressions that can be created is that of space, and everything you do to prepare for viewings should be focussed on creating a feeling of space. Try to arrange the furniture, if furnished, in such a way to maximise the felling of space available.

Safety First
It is advisable to keep your hallway, stairs and any passageway free from objects that potential Tenants could trip on. If the property has a shared entrance then ensure that the entrance is clean and tidy. If possible ask the other people who share the entrance to remove any bulky belongings, at least for the viewing period.

If you are letting the property as furnished you must ensure that all the furnishings you supply carry the necessary fire resistant Kitemark and that any electrical appliances are safe.

Revisits
Another look around may help potential Tenants decide. So let them wander and revisit rooms at will. If possible stand at the doorway of the room to let them talk. Serious Tenants often ask to revisit to check out points they may have missed previously. Be prepared for any general questions about the area in general.

Honesty
Answer questions truthfully. Do not mislead people as Tenants can easily sense this and confidence and trust can quickly evaporate. It is important to have a good relationship between the Tenant, Landlord and property management agency.
